The Critical Phase

Inspection Period
In Missouri and Kansas, buyers typically have an inspection period (often 7–10 days).
Inspections may include:
✅Whole house
✅Termite
✅Radon
✅Sewer line
✅Structural
✅Chimney
Inspection reports can be long and intimidating.
That does NOT mean your house is falling apart.
We negotiate reasonably and strategically.
✅Some repairs are: Legitimate safety concerns
✅Others are: Cosmetic or preference-based
FHA and VA loans may require certain repairs before closing.
Appraisal
If the buyer is financing, the lender will order an appraisal.
If value comes in:
✅At or above contract → great.
✅Below contract → we renegotiate or challenge.
Pricing strategy at the beginning helps prevent this.
Financing & Underwriting
Even after inspections and appraisal:Nothing is guaranteed until closing.
Buyers can:
✅Lose a job
✅Have credit changes
✅Face underwriting issues
This is why we:
✅Keep utilities on
✅Maintain insurance
✅Keep the home in same condition
✅Stay cautious until funds are wired
Start Packing (For Real)
Book movers early. Schedule utility transfers. Plan possession timing carefully.
Do NOT cancel homeowners insurance until closing has officially recorded.
