Pre-listing
Where Strategy Begins
This stage determines whether your sale feels smooth… or stressful.
Pricing & Positioning
We review:
✅Recent comparable sales
✅Current competition
✅Market trends in your specific neighborhood
✅Buyer demand and interest rates
We don’t just pick a number. We build a pricing strategy.
Seller Disclosures (Missouri & Kansas)
Missouri and Kansas are both full disclosure states. That means you are required to disclose any known material defects that could affect the value or desirability of the property.
This includes:
✅Roof leaks (past or present)
✅Foundation movement or repairs
✅Water intrusion or mold
✅Termite damage
✅HVAC, plumbing, or electrical issues
✅Sewer line repairs
✅Unpermitted work
✅Insurance claims
✅Flood plain designation (if applicable)
If your home includes:
✅Acreage
✅Septic system
✅Well water
✅Shared driveway agreements
✅HOA restrictions
✅Lake privileges (Lake Winnebago / Lake Lotawana)
Additional documentation may be required.
I will walk you through every disclosure form so nothing is missed.
Marital Property Law (Missouri & Kansas)
Even if only one spouse is on the deed, both spouses typically must sign at closing. If someone is out of town, deployed, or unavailable — we plan ahead.
No last-minute surprises.
Preparing the Home
This is where equity is either maximized… or left on the table.
1. Declutter & Depersonalize
Buyers need to see the house — not your life.
2. Repair the Obvious
Loose handrails, dripping faucets, cracked tiles, peeling paint.Small issues create big buyer doubts.
3. Deep Clean
Baseboards, vents, windows, light fixtures.Clean = cared for.
4. Curb Appeal
Fresh mulch. Trimmed shrubs. Clean entry.First impressions drive offer strength.
5. Professional Photography
We never cut corners here.Your online presentation determines showing activity.
Timing & Motivation
Tell me:
✅Are you buying first?
✅Are you relocating?
✅Is this an estate or inherited property?
✅Is there a school-year deadline?
Your goals shape the strategy.
